Common rental disputes
As a tenant in the Netherlands you enjoy extensive tenant protection. Common disputes include maintenance issues, unlawful rent increases, and eviction threats.
Maintenance and defects
Your landlord must keep the property in good condition. Options for unresolved defects: Rent Tribunal for temporary rent reduction, municipality enforcement for health risks, or court proceedings for urgent issues.
Rent increases
Social housing has legal maximums. Since the Affordable Rent Act (2024), mid-range rentals also have maximum prices based on the points system.
Eviction
Your landlord cannot simply terminate your lease. Strict grounds apply and a court order is required.
